Comparable Market Analysis Report

Before listing your house, you’ll want to obtain a Comparable Market Analysis (or CMA for short) for your property. The CMA should compare your properties key features like square footage, bedrooms, bathrooms, year, and surrounding amenities with other properties of similar characteristics that have sold recently. This will provide you with the crucial information of recent area sales so you can determine what you should be asking for your house.

Listing Contract

Your listing contract will give your agent the exclusive right to sell your house in Calgary. Before agreeing to a listing, make sure you understand what is included and what isn’t. Your buyers will want to know about the Alberta Home Warranty (if applicable) as well as the warranty of any appliances that are included in the home sale. Keep any warranty documents that relate to the house, these would include the furnace, hot water tank, appliances, roof, etc.
